In 2016 our team began working with University of Iowa (UI) Health Care to begin planning a facility at Coralville’s Iowa River Landing District that would act as an expansion of existing outpatient services in the district. After taking the plan through schematic design, UI Health Care desired to expand the program and relocate the project to a new site on a prominent lot in North Liberty.

Once the site was selected, the university and design team embarked on a master planning study to understand how best to develop the site. Neumann Monson and our consultants facilitated visioning workshops with university leadership and stakeholders to understand key drivers and priorities for the new satellite campus. Issues discussed included building capacity and parking types, expansion zones and flexible phased growth, patient and staff experience, branding and wayfinding, community impact, sustainable development, and green space. Overarching project goals were developed as a result of the visioning process that helped guide the rest of the planning process. The study also required a deeper analysis of the project program and functional space needs – reviewing projected service volume data, expected space utilization and workflows. The study included traffic and parking analyses and identified available utilities and infrastructure.

The new 469,000 square-foot hospital consists of two wings. The 300,000 sf hospital wing houses up to 48 beds, 21 emergency care rooms, 16 operating rooms, two procedure rooms, laboratories, a pharmacy, and other public and medical amenities. Connected in a “Y” shape, the 169,000 sf academic and clinic wing provides faculty offices, education, and research space. Together with the new hospital, the North Liberty campus serves as an extension of the main UI Health Care campus in Iowa City, including both hospital and College of Medicine buildings.
