Milford Medical Office Building and Ambulatory Surgery Center

Hardaway Sziabowski Architects renovated a 45,000 square-foot building into a modern medical office space with an orthopedic surgery center, focusing on exterior transformation, upgraded infrastructure, and tenant space addition.

  • This project consisted of a gut renovation and repositioning of an existing two story, 45,000 sf office and industrial building into a multi-tenant medical office building to accommodate a regional hospital system, as well as the design of a modern, 4 OR, orthopedic surgery center. The exterior of the building was transformed, new entrances were provided, common areas were reconfigured and updated, infrastructure was upgraded, and 5,000 sf of tenant space was added by inserting a second floor into a double height warehouse space. The existing dark, impenetrable, and outdated building was given new life inside and out.

    As a major regional hospital system, it was crucial for the tenant to have visibility from the interstate highway bordering one edge of the site. The solution was to reimagine the approach to the building and provide a new entrance tower, while reconfiguring the existing entrance to become the primary access for the ASC.

    Serious time constraints demanded careful phasing of the project, which was completed in five phases. The logistics required that the ASC be fit out before the exterior renovations took place. While this complicated the process, it allowed the ASC to open almost a year before construction was completed.

    While the entrance areas were completely new, much of the facade was preserved and clad over, rather than incurring the expense, intrusion, and time delays of demolition. The result was a completely updated and enhanced appearance, adding value with higher performance and functionality.
