Port Smiles Dental is a complete ground up dental practice design and build in Port Macquarie, NSW. Created as a long term home for a growing practice, the project replaces the limitations of a retrofitted residential space with a calm, efficient environment designed around how the team works and how patients experience care. Reflecting the relaxed coastal character of its location, the finished practice is bright, welcoming, and distinctly local, supporting patients of all ages while positioning the practice for long term growth.

Project Background
Port Smiles Dental had reached a turning point. Operating from a converted residential building had supported early growth, but the space no longer enabled efficient clinical flow, accessibility, or the experience the team wanted to offer patients. The building itself could not adapt to the future needs of the practice.

Dr Sagnik Sengupta’s goal was not simply to build a larger practice, but to create a permanent home designed for long term patient care, team wellbeing, and operational clarity, without compromise or the need for future relocation.

OPTIMA’s involvement began well before design or construction commenced. Working closely with Dr Sengupta, we helped define the long term requirements of the practice and identify a site capable of supporting that vision. OPTIMA sourced and recommended the property, undertook detailed due diligence prior to purchase, and guided the project through a complex development approval process. With the right foundations in place, the project progressed seamlessly into design and delivery.

Solution
Delivered as a true end to end solution, the project included property advisory, detailed dental practice design, ground up construction, and full dental fitout. Transparency guided every stage, with decisions tested against budget, timeline, and feasibility to support confident progress.

The design balances efficiency with ease. A generous reception with a dedicated payments area supports privacy and patient flow, while an expansive waiting area creates a calm arrival experience. Five fully equipped surgeries are supported by efficient sterilisation and lab areas, with integrated OPG imaging streamlining diagnostics and treatment planning.

Accessibility was prioritised throughout. Flat access, wide corridors, and generous circulation support patients of all ages and mobility levels. A large, separate staff room provides a genuine retreat away from clinical spaces, supporting collaboration, wellbeing, and long term team retention.

Material selections and spatial planning respond to the local context. Light filled interiors, a relaxed coastal palette, and considered detailing create an environment that feels warm, grounded, and reflective of both Port Macquarie and the Port Smiles brand.

Delivering a project of this scale in a regional setting required close coordination, allowing the Port Smiles team to remain focused on patient care while OPTIMA managed the complexity of delivery.
